Porch repair One step is crumbling. Does the whole porch have to go?
Concrete steps and front porch repair in Hamilton
Often, no. Albany Contracting Group does concrete steps repair and front porch repair across Hamilton, and we tell you at the consultation whether a repair is enough, before any price.
Which one sounds like yours?
The top step rocks when you stand on it.
A step that moves has usually lost what's under it. Hamilton winters freeze and thaw the ground, and water gets in where the step meets the porch.
What to know: a patch on top won't stop a step that's moving underneath. Until it's fixed, use the railing side and keep the step clear of ice.
What we do: we find out why it moves, then repair the step or reset it so it sits solid.
The edges are crumbling and the surface is flaking.
That's the concrete wearing at its weakest spots, the front edge of each step and the top surface. Salt and water speed it up.
What to try: sand or a concrete-safe ice melt is gentler on steps than rock salt. Sweep off standing water before a freeze.
What we do: we take off what's loose and repair the steps, so the edges are square and the surface is sound again.
There's a gap where the steps meet the house.
Steps that pull away from the house have usually settled. The gap lets water run in behind them, which makes it worse each winter.
What to know: mark the gap with a pencil line and check it in spring. A gap that's growing needs looking at sooner.
What we do: we work out whether the steps can be repaired in place or need rebuilding, and tell you which before we price it.
The railing wobbles in the concrete.
A railing post loosens when the concrete around it cracks. It's the thing everyone grabs, so it matters more than it looks.
What to know: don't lean on it, and tell visitors.
What we do: we repair the concrete around the post and set the railing solid, or fit a new railing if the old one is done.
The home inspector flagged the porch.
Buying or selling, a note about the front steps is common in older Hamilton houses. You need to know what it really means and what it takes.
What we do: we come and look, tell you what the steps need, and price it at the consultation. Our guide on why porch steps sag or crumble explains the usual causes.
Repair first, if repair will last.
We look at the whole porch, not just the bad step: the steps, the landing, the sides and what's under them. If a repair will last, that's what we price. If too much is going at once, we'll say so, and that's a job for our front porch rebuilds.
Loose or lifted flagstone is stonework, so it has its own page: stone and flagstone porches. For brick and stone on the rest of the house, see stone and brick masonry. For driveways and walkways, see our concrete work.

Albany did a great job removing our deteriorated wood porch this past fall and rebuilding fresh concrete steps with matching brick to the house. It's easy for most contractors to show up and give a quick quote on a project, but what stood out to me with Albany is they actually spent a chunk of time assessing the porch from the inside out and educating me on the entire restoration process, which I really appreciated as a first time home owner. That's how I knew they were the ones to hire. Everyone was professional, on time, patient, and great at their craft. You can count on quality work with these guys. I look forward to using their services again in the future.
Questions we get
How much does porch repair cost in Hamilton?
Every porch repair is priced at a free in-home consultation, because how much is failing and why it's failing change the price more than anything else. We see the steps first, then give you the price.
Can crumbling concrete steps be repaired?
Often, yes. If the steps are sound underneath and only the surface and edges are wearing, a repair can last. If they've settled or are moving, they may need rebuilding.
Why are my concrete steps pulling away from the house?
Usually because the steps have settled. Water and freeze and thaw cycles make the gap grow, so it's worth having it looked at before another winter.
Is it better to repair or rebuild concrete steps?
Repair is better when the problem is on the surface; rebuilding is better when the steps are moving. We tell you which at the consultation, before any price.
Can you repair the steps in winter?
Concrete work needs the right weather, so most step repairs happen in the warmer months. Call or text us any time of year and we'll plan it.
