Which one sounds like yours?
Brick repair: the face of the brick is coming off
You go to the side of the house and find flakes of brick on the ground. That's called spalling. Water soaks into the brick, freezes, and pushes the face off. Hard, modern patch mortar on soft old brick can make it worse.
What to check: look up. Spalling often sits under a leaking eavestrough or beside a downspout that empties against the wall.
Mortar you can scrape out with a key
Run a key along a joint. If the mortar comes out like sand, the joint isn't holding water out anymore. White powder on the brick in spring is the same story: water moving through the wall and leaving salt behind.
What to check: whether it's one patch or the whole wall. Take a photo of each side of the house.
A lot of Hamilton is old brick and stone
About a third of Hamilton homes, 32.8%, were built in 1960 or earlier, according to the City's Housing Needs Assessment (2021 Census figures). That's a lot of brick and stone that has been through a lot of freeze and thaw. Most of what we see is the wall telling you where the water goes.
The stone on the front is cracked, or coming loose
Stone veneer that cracks or pulls away usually has water behind it. Leave it and more pieces follow. If it's loose enough to wobble, keep people away from under it and call us.
